We are seeing the beginning of a housing shift but think it will be a Positive shift. We are leading into a more balanced market, which should be a win for buyers & sellers. This shift is not the same everywhere, so let me give you a small sample that will help you understand what we are seeing on the OBX.

As you can see, we are definitely in a changing market. It was expected and looks like it is just going to normalize the market. I think the upcoming season is going to be a much more friendly market for buyers to shop in as inventory is building up. Although we are still very much enjoying the month of August, I know the Fall season is starting to creep into our thoughts. For that reason, let's see what is going on in the Outer Banks this Fall season. ALL is worth a trip to the OBX! Call us if you want to know something specific about one or all of these events.

SEPTEMBER

9th to 11th – Outer Banks Kite Festival at Jockey's Ridge in Nags Head.

18th to 24th – "The Easterns", one of the best Surfing contests on the OBX. Held at Jennette's Pier in Nags Head, it's worth a watch!

OCTOBER

8th & 9th – Duck Jazz Festival – at the Duck town Park. You will more than likely see us at this one! It's so much fun.

15th – Outer Banks Seafood Festival at the Soundside Event Site on the sound in Nags Head. You will enjoy a day of eating, music and some wicked tuna celebrities.

20th to 22nd – Outer Banks Bluegrass Island Festival at Roanoke Island Festival Park. You are sure to find a Band you know up on the stage.

NOVEMBER

11th to 13th – OBX Marathon. It's the oldest race on the OBX. Registration is open until September 1st. You will have a blast whether you are running or on the sidelines cheering the runners.

A good friend of mine told me about this newly discovered seafood market/kitchen she came across. She said it is one of the best seafood places on the OBX. That is right out of the mouth of a restaurant expert. Mo, spent her life in the restaurant business and recently retired and sold "Hurricane Mo's" in Kitty Hawk. Greentail's Seafood Market & Kitchen is located in the Pirates Quay shopping center in Nags Head at the 11.5 milepost. Their kitchen is open from 11AM until SOLD out. Public Service Announcement

Don't get caught off guard – we have a speed limit change

NCDOT will soon be lowering the speed limit on 3.4 miles of U.S. 158 in Currituck County between the H2OBX Water Park and the Wright Memorial Bridge. The speed limit will be reduced from 55 mph to 45 mph. According to NCDOT the speed limit reduction is another step aimed at improving safety on the stretch of busy highway on the Outer Banks.

🔹 Ford Motor Company has a New Bronco with an Outer Banks Edition and it is awesome!

🔹 Netflix is on their third season of their original series "Outer Banks". The series follows a tight knit group of local teens (The "Pogues") on the OBX. There are hurricanes, missing fathers, forbidden romances and a treasure hunt. They are divided by the Pogues & Kooks. The Pogues are the working class and the Kooks are the rich 😊

🔹 Peanut Butter Falcon Movie – on the large screens a few years ago, this movie is a favorite with the audience as well as the critics. This movie was written & produced by the OBX's very own Tyler Nilson.

🔹 Wicked Tuna Outer Banks is a reality show streaming on the National Geographic channel & Disney Plus. You will find our very own Charter Fisherman competing for the biggest catch of the day. It's great fun!

🔹 Duck Donuts started in a little shopping center in Kitty Hawk and now has grown to over 100 locations throughout the country thanks to our visitors that had to take a little bit of the Outer Banks home.

🔹 Outer Banks Seafood Boil started out on the Outer Banks and they are now starting to pop up in seashore communities throughout the east coast. A big congrats to those two businesses!
