Hope it's been a wonderful holiday season for you. Our holiday included the 4 "F's". Lots of Family, Friends, Food, and a little bit of the Flu. We are back up and running hard and expect 2023 to be a very good year for the Outer Banks real estate market. We are back to pre-covid (2019) market conditions and expect it will be a win-win year for both buyers & sellers. What we are expecting:

- Inventory should increase throughout the year, but it will not yet reach the 2019 levels
- The prediction by most economist is that the 2nd quarter of this year (April, May, June) rates will fall to the mid to high 5's.
- Sellers are a little more negotiable than 2020 to 2022
- We are not expecting foreclosures to hit our market. The lending side of the transaction has been "Healthy" in the last 10 years plus. Buyers have been putting more than 20% down or paying cash, leaving plenty of home equity.
- Tourism numbers will soften and move back to a more normal market looking like our 2019 market. Overall, this year's numbers showed we were up 6% from 2021 Jan to Oct (see occupancy collections graph below)

Dare County is holding a meeting to discuss Beach Erosion in the quaint town of Rodanthe (Today, January 18th). Let's keep our fingers crossed, they need it!

|
The Pioneer Theater in Manteo closes its door after a century due to a decrease in attendance, an increase in cost and change in the theater industry.
|
|
|
|
|
Alligator River Bridge replacement is a step closer to reality due to the $110 million grant they were just awarded. The proposed replacement project would build a new two-lane fixed-span bridge just to the north of the old one, allowing both marine and vehicle traffic to pass unimpeded. NCDOT is planning for construction to begin no later than 2025. If you are traveling to the OBX from the Raleigh and surrounding areas this is a win for you! Stay tuned for updates as they come along.

5. Expanding, upgrading, or maintaining public infrastructure (e.g., water, stormwater, roads)

It's the winter season on the OBX and it's a time quite a few of our business owners use to reorganize, remodel their business, or just close to take a vacation themselves. Storm hits OBX Two days before Christmas
|
|
|
|
|
Who doesn't like excitement, right! See the picture of our backyard when an unexpected storm hit the Friday before Christmas (23rd). We had soundside flooding from Hatteras to Corolla. Our humble abode is located on the water in the community of Kitty Hawk Landing. By 1:00pm that Friday the water breached our bulkhead (we were not expecting that). Luckily it came and left without any damage to our house, however, quite a few cars were towed in the area from flooding.

Of Course we need to recognize that January 27th is National Chocolate Cake Day!
This is one of my easiest favorite desserts to make. Just put in the crock pot for 4 hours and serve hot! Everyone Loves it!

Slow Cooker Chocolate Lava Cake - SO EASY
1 pk of devil's food cake mix
1-2/3 cup of water
3 large eggs
1/3 cup canola oil
2 cups cold 2% milk
1 package (3.9 ounces) instant chocolate pudding mix
2 cups of semisweet chocolate chips

Directions:
In a large blow, combine cake mix, eggs, water, and oil - beat for 2 minutes. Transfer to a greased 4 qt crock pot.
In another bowl, whisk milk, pudding mix for 2 minutes. Let stand until soft-set, about 2 minutes. Spoon over cake batter and sprinkle with chocolate chips. Cover and cook on high for 3 to 4 hours. Serve warm! Enjoy!
