Why Home Inspections are Important Do you watch HGTV? If so, I know you look forward to upgrading your Kitchens, Baths and Flooring and all the things that make our homes pretty. However, if you are like me, you may miss upgrading some of the unseen basics of the home such as windows, hot water heaters, siding issues, fireplace issues etc.
Our homes are one of the most expensive investments we make in our lifetime and that’s why we highly recommend you have a home inspection every 5 years. It’s surprising to see some of the items that show up that we are unaware of. Spending a little now to keep your home in tip top shape will save you lots of $$$ down the road. A typical home inspection cost $600.

Did the Outer Banks real estate market slow this summer and will it continue?
Yes, the number of sold properties decreased and the number of contracts written (and accepted) decreased. Here’s the data. According to September’s numbers, it looks like it was only a typical, seasonal dip. Great news for us!
More good news:
The new listings are actually not dramatically down like so many think. In fact, new listings have been about the same for each month over the previous year, since 2011!
It appears it’s a good time to be a seller AND a buyer.
A rare cycle in a sales market. But who’s winning? I think the tie-breaker is "Average Days on the Market" and it goes to the sellers. Each month since August of 2020 "Average Days on the Market" has dropped.
Thanks to years of old inventory finally all being sold off, the current "Average Days on Market" is less than 30 days for the first time ever.
So inventory is relatively the same; days on market is down. It’s a great time to be a realtor.

Every year follows similar seasonal trends. January is the lowest month of under contracts, April is the highest. Even this year we see the same, the difference is how far the number shot up since October 2020.

Goldman Sachs: Home prices will rise another 16% in 2022 Investment bank doesn't foresee big boost in inventory anytime soon The rapid increase in home prices over the past year is due to a number of colliding factors, including low interest rates, tight housing inventory, pandemic-induced migration patterns and an increase in millennials entering the home buying market. In addition, as fears of inflation increase, many investors are purchasing properties as a hard asset.
“The supply-demand picture that has been the basis for our call for a multi-year boom in home prices remains intact,” wrote a Goldman Sachs team of economists led by Jan Hatzius in a recent note, according to Yahoo! News, which first reported the story. “Housing inventories remain historically tight, and surveys of home buying intentions remain at healthy levels.”
