Have You Checked Your Home Insurance Coverage Lately?
Prices of building have increased over the last few years, and you may be under insured. Call your insurance agent and ask them what your "replacement cost be square foot coverage" is. Most of the insurance agents I have talked to this week have recommended $200 to $300 per square foot. We are upping ours to $250 per square foot. None of us like spending money on insurance, however, when we need it, we NEED IT, right!

We had been passively looking to buy an OBX rental home for over a year when Kathleen called us with news of a new listing that she thought would be perfect for us. Her deep knowledge of the local market – combined with a FaceTime video tour – gave us the confidence to put in an offer without ever seeing the home in person. Kathleen and Alex's video tours were comprehensive but also impartial; they called out the highlights of the house as well as its warts. Their even-handedness gave us the confidence to know that we weren't going to be disappointed once we saw the house in person. In fact, when we did finally arrive on the OBX, we both felt like the house was even nicer than we had expected!
Given that we were hundreds of miles away, Kathleen and Alex were invaluable throughout the closing process, keeping our closing on track and coordinating the various inspections (home, pool, elevator, pest, septic) needed. They were especially helpful with the home inspection. The home inspection found no major defects but identified dozens of smaller issues. Without Kathleen and Alex, we would have probably simply filed that inspection report away for a rainy day. They, however, proactively brought it to a handful of trusted local vendors to come up with estimates for every item on the list. This allowed us to go back to the seller with a strong case for a price adjustment, which was ultimately agreed to.
Speaking of local vendors on the OBX: there is a serious shortage of them! We've found that it's extremely hard to get anything scheduled, let alone on short notice. It is a testament to the strong relationships that Kathleen and Alex have built over the years that everyone on the OBX is always willing to do a favor for the Argiroffs. People who know Kathleen and Alex love working with them. We sure did!
As first-time OBX rental home owners, there's a lot that my wife and I don't know about maintaining a property and working with a rental company. Thankfully, Kathleen and Alex know everything when it comes to Outer Banks real estate, and they've been extremely generous with their time in helping us get up to speed. Because of their shrewd advice, the house is already on track to generate more than enough income to cover its annual expenses and more. Even months after closing on the house, we continue to lean on them for advice on running our rental! "
